SCOPE:
Depending on the project, whether architectural scope of furnishing, the following may apply.
CIËN shall develop Interior Architectural guidelines and furnishing specifications that may include architectural consultation and layout, flooring, wall finishes and coloration, fabrics and lighting required for the interior and exterior of the property.
CIËN services do not include contractor services, landscape design, or architecture structural specs/structural engineering. CIËN shall consult other professionals such as architects, general contractors, landscape architects, lighting consultants, subcontractors and others. The client acknowledges that project deadlines are subject to the vagaries of the marketplace and the performance of third parties.
The scope of work is outlined below
If you are interested in purely furnishing design layout and styling with CIËN please note that phases 4,6,and 7 will not apply to your project.
Phase 1: Conceptual Design/Design Direction (NTE TBD Hours)
This phase will include our initial meeting to review client’s wants and needs, budget and expected timeframe of the project. This will be followed by a second meeting to review examples and inspirational design images and discuss the project’s overall design direction. This phase is critical for the decision-making process in later phases.
I.A Designer shall prepare conceptual design presentation based on the programming requirements defined in ‘project scope’ and the budget provided by the client.
I.B Presentation will consist of collage illustrating the overall look and feel of the project, possible preliminary interior selections, and exterior treatments (as appropriate).
I.C The Conceptual Design/Design Direction Phase will include:

Phase 2: Schematic Design (NTE TBD Hours)
This phase will include material selection that follows the design criteria set forth in the previous phase. During this phase, CIËN will prepare a maximum of 3 preliminary concept boards. This phase will also include initial floorplan/furnishing layouts and up to 3 different layout options for client review.
Deliverables:
CIËN shall prepare a schematic design presentation per space this includes: Floorplans with finishes/materials and or furniture placement (when applicable) as well as a budget of items optioned.
2.A Max of 3 preliminary concept boards, floorplan layouts and floorplan layout options diagrams.
2.B In the event the (2A) initial design boards do not meet the expectations of the client, designer shall create (2A) additional boards based on direct client feedback (please note additional boards could fall outside the NTE hours and may be an added charge to the client).
2.C When a board has been finalized, client name will sign presentation and submit to Jessie@cienatelier.com.
Phase 3: Design Development (NTE TBD Hours)
Upon owner-approved schematic design documents, CIËN will further develop concept details and materials alongside appropriate industry professionals in regards to millwork profiles, flooring materials and layout, tile layout, interior construction details (stairs, railings, ceilings, moldings, doors), lighting fixture selection, and coordination with any consultants.
Furnishing:
Design development of furnishing options that suit the schematic design board chosen by the client. This is where we will discuss our options for custom upholstery, window treatments, sourcing antique one of a kind pieces, etc.
Deliverables: Concept details
Phase 4: Permit Set of Drawings
To be completed by licensed Architect/Engineer. This includes filing set of drawings for appropriate permits based on floor plans developed in regards to CIËN’s design concepts. This is an additional fee paid directly to the Architect/Engineer and is the responsibility of the client, this fee is not included in CIËN’s rates.
Phase 5: Purchasing Phase
Upon owner-approved material/furnishing selection, items will be purchased on behalf of the owner project. Appropriate scheduling will be created to relay placement and design to essential parties. Client signature is required on all purchases prior to any payment made unless specified release from the client is obtained prior to purchasing. For more detail see “Purchasing” in the LOA document provided by CIËN.
Phase 6: Construction Documents (NTE TBD hours)
Upon approval from client, CIËN will work alongside contractors to further detail and develop the floor plans, ceiling plans, elevations, and construction details. The designer will prepare a project manual including a finish schedule, appliances schedule, plumbing schedule, hardware schedule, and lighting schedule.
Deliverables: Project manual with completed schedules
Phase 7: Construction Administration (TBD – on an as-needed basis)
The designer will visit the project on a periodic basis to become familiar with the progress and quality of the work and to reasonably determine if the work is proceeding in accordance with the project manual. The designer will also review necessary submittals for products and finishes and answer any related questions.
Phase 8: Installation and Completion
Depending on the process chosen by the client and agreed upon with CIËN we hope to come to a decision that best suits the home, lifestyle and comfort of the client in terms of installation. Items will be unwrapped, set and staged, ready to welcome you into your new space.
Additional Services
On occasion, there are additional tasks to be performed that are outside the scope of basic services that may be cause for negotiated additional services to be charged based upon a lump sum or hourly basis (see current hourly rates). The following additional service examples will only be pursued with the prior approval of the client:
• Client-requested changes which affect the work of a previously-completed phase
• Furniture selection and design
• Significant or consequential change in scope or program allotments
• Project extension: If the project schedule is extended beyond what is outlined in the fee schedule, or if the project is put on hold for more than 1 month, the designer has the right to cancel this agreement and draft a new agreement based on the new schedule.
• Multiple preliminary designs
• On-site project representation (full time)
